happy-family-buying-new-homePurchasing a property can come with a mixed bag of feelings. On one hand, it’s an exciting acquisition; on the other hand, the process can be quite daunting. Whether you have already sealed the deal using a realtor or are choosing to make a private deal, Kam and his staff will ensure that your deal will complete as smoothly as possible.

We offer a number of services with respect to acquiring a new property.

 These services include:

  • Preparation of a Contract for Purchase and Sale for Private deals
  • Act as your Public Notary to complete the Purchase and register title in your name
  • Acting for your Lender to execute your Mortgage

We would be happy to explain our role in your transaction dependant on your unique sale situation.

When you find your dream home or investment property, you should ensure that you have made a deal that you are satisfied with. A Notary can’t offer you any advice as to the marketability of a property and nor can they negotiate your mortgage, so you have to make sure that you conduct your due diligence before you sign a Contract for Purchase and Sale and present a deposit or remove subjects on that contract.  You should also have pre-approval from your bank for your mortgage.

It’s not wise to leave retaining your Public Notary to the last minute. To benefit from a minimal amount of stress, possible rush fees and higher costs, you should contact us at least 10 business days before your deal completes and have your financing in place.  For example, the cost of Strata Forms increases tremendously when ordered less than 7 business days before your completion.  

Once you have retained us to represent you, we will then proceed with our paperwork and role in ensuring that you receive title to your property free and clear of prior financial encumbrances. 

As a buyer, the costs to complete your purchase could include the following:

  • Purchase price
  • Property Transfer Tax (1% on first $200,000 and 2% of balance)
  • GST or HST
  • Legal Fees &  Taxes
  • Land Title & Survey Authority Registration Fees
  • Home Inspections
  • Tax Certificates
  • Strata Property Act Forms
  • Couriers
  • Adjustments for Property Tax, Utilities, Strata Fees, Rents and Rental Deposits

If you are taking a mortgage on the property, your lender may require the following at your cost:

  • Survey Certificate
  • Insurance Binder
  • Title Insurance
  • Mortgage Insurance for high-ratio mortgages
